Guest Terms of Service

Terms of Service for Monthly Stays (Typically over 29 nights)
  1. When you submit your booking request, you are committing to your booking. You will be either invoiced or charged at the time of booking the amount due before your move-in. A hold for the amount due will be placed upon your payment and captured as soon as the Host confirms. In the event that the Host cannot confirm your booking, the preauthorized amount will be automatically released.

  2. CONFIRMATION: Your booking request becomes a confirmed booking once your Host accepts the booking, all parties sign your lease, and you receive your confirmation email. All parties must sign the lease and make all necessary payments before a property will be available for move-in. A Host will refuse entry into an apartment if either lease signatures or payments due before move-in have not been completed.

  3. CHANGES: Any changes to the lease document after it has been sent for signature or signed will incur a $50 Administrative Fee - this includes adding/changing tenants, updating contact information, adding parking or pets to the lease or changing dates. Please confirm all lease details.

  4. Check-in time is 3:00 pm on the first day of your booking and check-out time is 11:00 am on the last day, unless otherwise arranged with your Host.

  5. CANCELLATION & EXTENSIONS: Sometimes we are able to grant extensions, but this is not guaranteed. Once the lease is signed by all parties, cancellations and early terminations are at the sole discretion of the Host and are generally not possible. The 2nd Address service fee already paid on any rent is non-refundable in the event that the Host approves an early termination or any amount of refund (excluding the Security Deposit if there is any). If the Host approves an early termination of a lease with more than 30 days left in the original term, a minimum cancellation penalty equivalent to 12%-15% of one month’s rent will apply.

  6. After paying for the amount due before move-in, all subsequent monthly rent payments will be due by the 21st of the preceding month and a 6% late fee will be applied to overdue payments.

  7. All payments made by the Guest for a lease are non-refundable, excluding refundable Security Deposits if there is any.

  8. DAMAGES: The credit card used to make your booking will be kept on file throughout your stay. Any claims by the host, including property damages or missing items, properly substantiated with pictures, documents, receipts and any other evidence will lead to a charge to your credit card on file up to the Security Allowance specified by the host in your lease.   9. You give consent to 2nd Address to access your consumer reports and criminal history information available in any state or local files (where permitted by law), including those maintained by both public and private organizations, and all public records, for the purpose of confirming the information contained on your booking request.

Terms of Service for Weekly Stays (Typically under 30 nights)
  1. When you submit your booking request, you are committing to your booking. You will be charged at the time of booking the amount due before your move-in. A hold for the amount due will be placed upon your payment and captured as soon as the Host confirms. In the event that the Host cannot confirm your booking, the preauthorized amount will be automatically released.

  2. CONFIRMATION: Your booking request is only confirmed once your Host accepts the booking and you receive your confirmation email.

  3. CHANGES: Once your booking is confirmed, there are no changes allowed to the dates or to the property.

  4. Check-in time is 3:00 pm on the first day of your booking and check-out time is 11:00 am on the last day, unless otherwise arranged with your Host.

  5. CANCELLATION & EXTENSIONS: Sometimes we are able to extend your booking at your request, but this is not guaranteed. Stays over 28 consecutive nights (or over 30 nights in the city of Chicago) are not allowed. Your booking is refundable up to 50% if you cancel at least 7 days prior to your move-in date, after that it is non-refundable. If you are booking within 7 days of your move-in date then your booking is non-refundable once confirmed.
